Wayne County's wet basement epidemic

Roughly 60% of basements in older Wayne County homes have some form of water intrusion. Most homeowners blame "heavy rain" — but the real cause is usually one of these seven issues. Each has a different fix.

1. Cracks in foundation walls

Water finds the path of least resistance. Even hairline cracks will leak under hydrostatic pressure. Fix: polyurethane injection ($400–$700 per crack).

2. Hydrostatic pressure through floor

When the water table rises (common in downriver Wayne County — Wyandotte, Trenton, Lincoln Park), water gets pushed up through floor cracks and the cove joint. Fix: interior drain tile + sump pump.

3. Failed or missing sump pump

Power outages, old pumps, or no pump at all. Battery backup pumps are essential — most Michigan flooding happens during the same storms that knock out power. Fix: dual-pump system with battery backup.

4. Clogged or pitched-wrong gutters
